At Marina Mirage, Fiona Lynch Office reimagines timeless coastal living, where craftsmanship, seamless indoor-outdoor design, liveability, and a deep connection to the natural world result in a pervading sense of calm.

For interior designer Fiona Lynch, materiality and landscape are central to every project she undertakes, especially obvious at the Gold Coast’s landmark new development, Marina Mirage, where they form the foundation of the design. “The starting point was a deep connection to the local landscape and the unique mineral content of the area,” Lynch tells Vogue Living. “We aimed to capture a sense of wellness and calm through an interior landscape that felt honest and raw. The goal was to evoke an understated craftsmanship and an effortless feeling where the design is practical and seamless, allowing the resident to simply live.”.

Backed by Makris Group’s $500 million investment, and utilising their 50 years of experience, Marina Mirage presents Australians with a new way of experiencing luxury waterfront living. The residences feature architecture by Fraser & Partners, with interiors conceived by Fiona Lynch Office, merging luxury with liveability and refinement with restraint, rather than “overt opulence.” Customisation, as well as craftsmanship are key, presenting a level of detail in joinery and stone expression that Lynch believes hasn’t been seen on the Gold Coast before. The overarching sense of community is evident in myriad ways, particularly through collaborations with local designers and artists for lighting and public space features.

Leaning heavily on rich textures and tones that echo the surrounding environment, against the backdrop of landscape architecture by Aspect Studios celebrating species native to the site, Lynch and the team incorporated limestones, travertines and textured stones that reflect fossils and oyster shells, as well as oak and other high quality timbers, with the palette derived from mangroves and the water—forming a direct connection between the man-made and natural spaces.

Similarly, light and climate play a vital role in shaping the overall experience for residents. Responding to the Gold Coast’s “beautiful temperatures,” the design favours an indoor-outdoor approach, with large expansive windows and doors open completely to terraces, “ensuring the interiors are always oriented toward light and breeze,” Lynch says. “By collaborating closely with Callum Fraser’s architectural team, the studio ensured that the interior layouts—like kitchen positioning—maximised the view and flow without sacrificing the internal living space”.

Ultimately, Lynch hopes that residents “shift into wellness and calm,” upon setting foot inside the residences. “The materials are chosen specifically for how they make you feel—providing a tactile, grounded experience,” she says. “To ensure timelessness, the studio selected materials like stone and timber that will not date, using a modern approach to layering and craftsmanship. This balance is achieved by making sure everything is practical and works while treating functional elements—[like] the island benches—as sculptural art.” Low-rise, eco-aligned and intrinsically connected to the environment, Marina Mirage has completely redefined what luxury coastal living means in Australia.
